So apparently there is only a seven day inspection period including Christmas and weekends.

They're usually free, fairly short, and on weekends and at night.5) Volunteer for Habitat for Humanity or similar organizations - A good way to get some hands on experience and help someone in the process.

I did watch the replays, but it is still a LOT of content to assimilate in one weekend -- I've ctually taken the course multiple times, as there was just so much for me to get my head around.  

You can do this as part of a welcome letter, or a Christmas letter.For the verbiage:I just wanted to reach out to you and welcome you to...blahblah.

Buy him a Christmas present if you must, but don't close with fees on private lending. :)

@Xing - I saw a few investment mountain properties near Bass Lake , here in Ca. that are rented every weekend / week during the summer , but is inaccessible during winter so it can only provide income for about 4 months out of the year - As an investment it would be nice to find something near a lake and ski lift so it could be rented out all year.My wife and I have thought about that in the past - buy a vacation property that doubles as an income generator - but we usually focused on looking at beach properties in so cal since it's such nice weather all year long in so cal :) - I have literally played in the water in shorts on Christmas day at Newport Beach.thanks for the input - I think I'm going to do some research and write a blog about my findings

I've got my eyes on a couple properties atm, hopefully doing some walkthroughs this weekend.
