The property I am looking at is one bed one bath patio home located in class B neighborhood in northern Alabama. according to rentometer, the rent average about $850 monthly. the property tax is about $1100 annually, and HOA fee is $80/monthly that covers lawn and pest control, garbage, and pool access.

I would calculate over a 10 year period that the rental income would average out to an annual 1.0-1.5% rental income escalator.

Im leaning towards pulling out equity and hoping i find a good deal but all deals im seeing are only making a 5-6 % CoC which from what people say isn't far off from what average  is ( 8-10 % ) .
