I'm a new investor considering some "un-traditional" STR locations, and, being a vet who went through training at Fort Benning, thought it might be a good area for the following reasons:(1) Massive, semi-transient military presence, with potential for LTR.(2) Local state university, with potential for student rental(3) Tons of training on Fort Benning, meaning weekly graduations and families coming into town, potential for STR.My first thought was STRs targeting families in town for military graduations, but it seems it would be easy enough to pivot to LTR's as well, with the student and military population.Anyone tried this? 

I think investing in Huntsville may be the best bet but I am seeing some unique opportunities I would like to explore in Birmingham and also in Tuscaloosa, home of the University of Alabama.

At first, I decided to become a doctor just because of the incentive of wealth and got accepted from many prestigious universities of Canada for Biological Chemistry.

Mine was University of Kentucky Federal Credit Union.

I have a beautiful Victorian in University Terrace and another close to midtown that I would like to Airbnb.

I recently graduated from Temple University in Philadelphia, where I earned a Bachelor's degree in Criminal Justice.

Universities/Hospitals/tech jobs in the city driving some good appreciation/rent growth in the right neighborhoods.

Not to mention the great Universities and hospitals. 

Location is near downtown, with great restaurants nearby, museums (specifically a world famous architect), a level 2 Trauma hospital and 3 different universities.
