As a flipper who purchases from wholesalers I can vouche that when I get a chance to do inspections I'm very grateful because it doesn't happen often.

@Keith Meyer the 1-2% rule doesn't doesn't hold up in most markets and metro areas for SFRs as it is now, so I don't think it's that reliable to start with.

Address doesn't get changed or forwarded or enough time passes the PO will not forward anymore....so no one gets the notices, and it goes to foreclosure.The % is probably really c/o or should be, but they don't have a key for that so use % and that means "in care of" .Let's say dad moves in with the kids, the bill gets addressed to dad c/o Dwayne Wade at the new address.

Personally, I wouldn't rent a unit that doesn't have/allow a washer/dryer, and I assume most A/B/C+ tenants would be the same.
