Then in a year I would move back to Nevada or to another multi unit home in Utah.I do not have a significant income but his income would easily cover both mortgages.

While we have not yet secured our first property, we have spent the last year+ educating ourselves, networking, driving for dollars, and substantially reducing our debt load.  

Spent all last year in Playa Del Carmen, and met a few investors there. 

That's on a 20 to 25 year term loan. 

Rented at top of the market and was able to sell after 5 years of generating 30k annually, at a rougly 125k profit above what was spent to purchase and renovate.

So over 2 years ago I bought my first investment property.

I'm not licensed in HI but know John Miller there.  

We have been flipping for about 10 years in U.S and we definitely understand that there may be many rules, laws and regulations limiting the ability to flip for a profit worth the effort.
