I wouldn't allow someone local (say, from Knoxville or Chattanooga) to book for a single night, I consider that a red flag, and as much as possible don't allow people under the age of 25 to book, especially for a single night.

They are generally not caused by tenant quality issues; however, items such as flooring and appliance replacement certainly can be. 10% seems high, but I don't know the condition or age of the building system components, and hey, at least the pro forma assumes worst-case on this line item.

Also, keep in mind that HOA dues seem to only increase in costs even when the value of the complex is going down due to age and other factors.You can buy condos here in AZ for under $200k in Scottsdale, but the HOA dues are over $1000/month!!

Same equal opportunity housing laws apply - cant discriminate based on age, race, disability, religion, family size, etc.. so technically all those ads saying ‘Room for Rent - perfect for college student/ one person/(or other caterings) are ‘illegal’ and can be considered discriminatory..BUT those ads are very common and it’s unlikely anyone would pursue reporting ... nevertheless, you could be opening yourself up for potential legal consequences so I just keep my ads/posts very generic and objective stuff about the room/house, etc.Buttttt, one good thing owner occupied properties, you CAN advertise & select a tenant based on Gender!

Just be aware that Price per square foot is not a reliable way to estimate value unless you are comparing condos in the same building or identical model homes in a subdivision.Too many other factors like age, lot size, etc throw off the PPSF calculations in most scenarios.
