I've found those are the types who couldn't investigate their way out of a wet paper bag much less conduct a good tenant screening.

I don't think I would go that route again but it got my feet wet!

If not, that's a good way to get your feet wet.

Because of all of the factors mentioned above, I think that you may see a small correction in the area, but nothing like what will be seen in the surrounding areas of LA, Orange, and SF counties, however, it could be a great place to get your feet wet in being a landlord, and use the 1031 method to start exchanging yourself into financial freedom.

The flooding is not impacting the house, just making the backyard pretty wet for a day or two until the precipitation infiltrates the soil (I have included a picture below). 

As a new investor I think you should spend less on the first two properties to get your feet wet and learn the process.
