STR’s are modeled very differently than long term rentals as they are mostly seasonal so revenues received over say, six months of 1 week rentals, need to pay for expenses over a 12 month period.you’ll find returns are usually greater the more risk you are looking to take on.

Hi Chris,They proposed the following revenue share model, in tiers; your current rate is the 'target rate' is what they pay for your rental currently : 0-50% of target rate = Zeus gets 4% 50-100 of target rate = Zeus gets 10% >100% of target rate = Zeus gets 55%What's particularly absurd is that they also now charge operating expenses, which was not mentioned until i studied the contract, regardless of whether the unit is rented.

This is because their business model is different, and they have far less repair costs (usually).So we just tell them that we can either buy it as a flip or we can put the house under contract and see if the B&H investor would be interested in buying said contract.They will likely get a higher offer if they went the wholesaling route.more often than not they rather pick us to wholesale... and why not?

From my perspective, if you want to rent to a dentist, you have to have at least a cursory understating of their business model and basics of business, like profit vs cash flow, revenue streams, their cash cycle.
