Repairs: Appropriate timeline, credit to account?

Tenant just moved in and the dishwasher is now not working, which I did not know when old tenants moved out. I am going to purchase a new dishwasher today, but because of the virus, I'm not sure how long it will take to install/deliver, the dishwasher I am looking at might take until the 21st to deliver. Should I go with a different washer? Give a credit? Other appliances such as AC and water heater are older units so I'm not sure if I'd want to give a credit and then have to do the same for the AC and heater, the reason why I would consider a credit currently is because of the length of time it will take to install. 

What is the protocal on this?
