When guest stay at a nice place they'll think "hey this guy is on top of it" meaning the owner will be on top of any deductions from the damage deposit…After a year of vacation renting I've found the most trouble you'll get is broken kitchenware or dings in the wall.

Our city has a Downtown Development Authority in place to encourage these types of projects, and the university near my desired location recently added new and bigger dormotories and added a new student center, so I'm sure they've upgraded surrounding utilities for those projects.

We are nervous to let go of the control but also really sick of going there all the time because a tenant didn't close the refrigerator and thinks its broken, leaking shower, etc..

At this point, I am trying to set some realistic rehab costs and looking for any advice from anyone who might have some of my costs I detailed above.I am fully expecting to have to do smoke remediation, entire new drywall, electric upgrades and plumbing.

Early this year my wife and I sold an apartment for a nice profit (we bought cash and lived in it for 1.5yrs) and it took me few months to realize... maybe we can repeat it (buy a broken house/apartment, fix it and sell it) but we should educate ourselves better after I failed miserable in the hype of 2005-07 Real Estate bubble and credit is no so good.
