Generally, you should request a weekly update with pictures or video walkthrough.

One of the comps he used was on a lot where 75%  was unusable steep hill and the house hadn't been updated since WW2.

There is a matrix I like from Jeffery Norton that uses the ppsf method and I think that is a good place to start as he has the numbers updated for 2021....however, for my own comfort I want a few GCs to go boots on ground after I have locked in a property through a contingent offer.

All 3 homes have been beautifully updated in 2019 and 2020, NEW Roof installed in 2021, NEW PEX plumbing throughout 2020, NEW electrical throughout 2020.

I'm waiting for a call back from my insurance agent and I will update this post with any new findings, but curious to know who else has been in a scenario like this.Happy holidays!

If your house is a 1950s with minimal updates in a C/D area, $800/month is not unreasonable given the 1 bathroom and lack of updates.
