You could also work with wholesalers or FSBO looking for properties at a discount. 3) Lastly, a cash-out refinance on your properties is not a terrible idea, however just make sure you understand where interest rates are right now on that type of loan, so you can calculate the cashflow properly.

Probate, you're dealing with heirs (Tampa is good for probate, older people and vacation houses etc), Pre-foreclosures, someone is losing their home because they can't afford it, or simply distressed properties that need work that you might get at a discount.

Just like in Providence, they discuss it as a homestead exemption (discount) for homeowners, but I predict that, like in Providence, it will end up being an excuse to really raise the taxes on landlords.See Woonsocket council creates new requirements for homestead exemption and New Woonsocket Homeowners to apply for Homestead Tax Exemption by January 31, 2018.I don't think it would affect you if you chose to live in the property @Raymond Hill but it is something to keep in mind, and I don't think it's a great move for the city in the long run, especially one so dependent on rentals.
