 : )As you're about to embark on this very exciting new endeavor, I would HIGHLY recommend you meet with a mortgage/financial professional and share with her both your short- and long-term goals.  

This is most important to me because I believe it takes a team to get to where you want to be in any endeavor that you may indulge in.

Basically if the owner changes his mind and decided not to sell anymore after seeing the beautiful transformation made, the only recourse I have is a mechanical lien against it and that would only prevent him from selling himself.  

I don't do buy and holds so I don't have any advice in regards to property management or the market as a whole in LV for rentals at this point in time but good luck to you in your endeavors!
