@Jason Rector,My answer would be that you can rail against the system or make it work to your advantage.Depending on your skills as a negotiator, your portfolio may eventually reach the size where you can negotiate a fee based structure rather than percentages.

As to the first point, about trading in a 30 Year debt for a 10 Year debt, you are assuming Drew holds the mortgage for 30 years.

Seasoning is not an issue with a few products and the trade off is a higher rate and terms because of the increased risk. 

Yes, the experience as a retail manager taught me a lot of valuable skills, but at its core, it did not resonate within me.

If it were to be about how it is done where i come from i would have given you a detailed and comprehensive information that will show you step by step on how to get a licenseAs for where to start from, i think BiggerPockets is a very good place to get the necessary novice information and skill-set to start a successful real estate investing career. 

If you're not skilled with finance/accounting and want to grow bigger I would suggest you get an accountant that knows real estate.

You may need the help of a bookkeeper or accountant or a relative with some Excel skills. 

do you know what trades need to do what jobs first so the other trades can do their job?  

Also I would add that I'm not sure you having legal standing to send notice to quit / vacate if you are not yet the owner and/ or haven't closed.I am a lawyer by trade and I always say - get a lawyer :) Good luck!
