I see everyone talking about leaning towards a HELOC but I will tread carefully and fully explore my options before getting this (I see "cash out refinance" and home equity loan are also options, leaning towards HELOC but will need to understand the advantages and disadvantages).

If it were here I would suggest doing so and then exploring some of the other brokerages that do not charge you any monthly fees and charge you only a small transaction fee.  

Exploring other financing lenders who may be interested in rental income would be ideal for buy and holds over the long term.

Hire some 20 something year olds to harrass them at night, create ur own cheap security.  

You may also want to consider exploring the self-directed solo 401k which they also offer.
