The equity in that rent property provides you a terrible ROI.

Don't think its a terrible idea.

Unless the agent is terribly inexperienced or ignoring licensing law or their MLS rules, there should be no wholesale deals on the MLS.  

I tell people all the time that 1 unit is a terrible thing.
