Throw an LLC together with a few people with $1m each, and buy it, San Francisco isn't short of folks who got lucky with this or that IPO and have the money, most of those tech companies have an unofficial employee-maintained slack/discord channel where they talk about real estate stuff.

I've done a little exploration on the free AirDNA and it looks like there's potential to take in a significant amount of money from very modest sized properties.

Then I'm left with a damaged property and have to spend so much money on repairs, then look for another tenant who will probably do the same thing.On the other hand I have properties in B grade neighborhoods with an ROI of 14% where I never hear from the tenant and their rent is never a day late.

My other concern is that I'd rather have them amend 2022 as well and have the money now. 

The situation we are faced with now is whether or not we should take a chance and renovate one of the units bathroom and kitchen prior to selling in hopes of making a return on the money put in for the renovations.

@Mark Howard I think you can make money in any niche as a real estate investor.

You are asking here for someone to spend the time to write you a roadmap, but that's not a great use of their time.

Find people that are really hungry to learn and hungry to make money.

So my question is, if you had the money to buy a property all cash, would you do it?
