I just did this in Texas for less than $100 and your mil and ail can both leave you their half on passing with no probate (may be state specific so do your own research).

LTR falls under landlord/tenant law in FL and all I am aware of there is if there is no AC or Heat availability at certain thresholds then the landlord needs to abate rent or provide alternative suitable housing.

The only thing I’d like to add is that LLC are very state specific, so what qualifies as minimal to do to keep entity “veil” in place in one state might not be sufficient in another.

I believe that this mentor is very qualified due to his decades of experience and the books that he's authored and also books that he's co-authored with other well know real estate Moguls.This is a big commitment into partnership and just wondering what the general populus thinks about this agreement.Also, if anyone has suggestions for specifically apartment investing mentors I would appreciate it.God bless

@Shannon Dennis The only IRA option for investing in alternative assets is either a sep IRA or Self Directed IRA and both have IRS rules regarding probited parties and transactions.
