For maintenance, my lease says they are responsible for things like yard and snow removal, changing batteries in smoke detectors and furnace filters.

You have a legal obligation, as a bare minimum, to enter to inspect fire/smoke alarms are operational, furnace filters are changed, plumbing is functioning properly etc.

@Mark Shuter Not to out anybody down, don't get me wrong, there are some great motivational podcasts out there, but like any deal, evaluate everything that has been said, some are smoke and mirrors in a way, some talk only about their experience and applies only locally.
