To answer your question (and this is my take on it):  Considering you just started your Real Estate Investment firm, you may want to start small and work your way up unless you feel you can handle the greater responsibility of managing a four plex vs a single family residence.

I would think that is your responsibility and something you need to turn over to your insurance company.

This is a get rich slow game.

And also something I’m quite nervous about finding in this area are rehabbers and buyers since I’m not getting a lot of investor responses around Marysville.

I negotiated and we bumped up association fees but it's not enough, growing to slow to cover the repair.
