Possible eviction, damage, aggravation, etc.If you sell on terms, the right way, to a family that wants to sink their feet for 7 - 10 years, you can get your price.An marketing idea is to tie the option sales price to some future appraisal, because the market is increasing in sales prices.With inventory low, what home owner wouldn't want to make 5 to 7% more by waiting 12 months?

I call them Safety and Water Inspections, check all the smoke alarms and under every sink, this gets me a visual of pretty much the entire property.

I agree with @Nathan G. and would just reiterate to the tenants that despite the stubborn stain, the carpet was professionally cleaned prior to their move-in.This is a situation where your leasing procedures and lease document can either protect you or sink you.

Worth the 4-star), the A/C cut off randomly, the black tile grout looks like it was applied with a spray gun, the drawer under the kitchen sink would knock the peatrap clean off if you closed it too fast and needless to say...reviews suffered.I've gotten smarter since then, but have often wondered if I could do a reset on that listing.

Not today - new leads are almost 100% web origin.We also had a mandatory 1 hour meeting on Friday morning (endless lectures about cleaning up the sink) and mandatory broker's tours every Friday lasting 3-4 hours.Yes, stay in touch with the market, but a broker's tour every 8 weeks is sufficient for that.The total non-productive time?

However if you add a shower, sinks or kitchen it would be wise to pull the permits for it as you won't be in compliance when you go to sell it.

When the inspection comes back, I can use all of the items that the inspector finds as new leverage- I use even the smallest issues- a dripping sink, hole in the drywall, etc.
