I have heard multiple stories of people who bought performing to get to non-performing and didn't even receive a single payment before they became non-performing notes bought at a premium so keep that in mind as well.

@Brian Faust HomeReady is only 3% for single family homes - duplexes require 15% down. 

The issue is that this single property has a need for a specific skill set, my father in this particular scenario, and this same job will be outsourced in the future.

Not possible to convert a single unit into a multiunit property any longer in DC.

So over the last 8 years, I've purchased 3 single-family rental homes that all cash flow at 1% or better.

I'm thinking about a few options:  1) Airbnb it, 2) rent it out, 3) sell my house (with this new unit) or 4) convert both structures to condominiums (if even possible).I'm also considering renting out my own house too (single-fam), ~1,500-sf, 3BR, 3BA. 

I am an attorney in New York City (non-real estate) looking to purchase single or small multi-family homes in Utah or Maryland (family and contacts in both areas) for long-term rentals.

Multi family will be the best investment but you can also house hack with single family.

I would do three forms of communication, email, phone, text to document you have tried.

I made this mistake on one of the units of a property of mine, and the main thing is I failed to create that channel of communication from closing on new ownership/management.
