Instead of cashflow the primary focus then shifts to net worth. 

Hey @Wiley Strahan...in my humble opinion, the LA area shifted drastically as soon as the first shovel hit the dirt at the corner of Prairie Ave and Century Blvd. 

There just isn't much that could go wrong in that scenario unless you had some massive foundation shift that popped the waste line through the slab or it's hooked into a really old main that collapsed. 

I would not underestimate the longterm shift of jobs and living centers around the Beltline.  

So yeah, Free & Clear is most often a end goal, leveraged funds is just the "fairy-dust" of the growth phase to get to unit count and compilation to then shift into debt paydown. 

Would you consider enrolling your ranch in a directly participated investment program if you encounter challenges in managing it independently?

I am also interested in shifting title to our LLC, but not sure if that will impact our FHA loan.

@Monica Williams - The best Exit Strategy is the one YOU CHOOSE - not the one chosen for you.By that I mean, when you Aquire the property, usually you have a few exit options, but especially when Flipping, developing-- Have multiple exit options because you can't choose how the market will shift.

Currently closing on a couple deals and this rent control will definitely shift the game for us.
