I was talking to my banker in Hillsboro and asking them how the other builders are doing  and its slow across the board.. and I think what you seeing Is pricing finally starting to level off.. which will mean subs will have to quite jacking their prices and lumber will have to calm down or building is going to slow a lot .Now one thing that was floated at least in our area here is this was the first summer that many finally felt financially safe enough to go on that extended vacation that they had been putting off so foot traffic is way down.. and I know when I go to PDX I am usually parking on the very top floor :).. and airline tickets to Hawaii have doubled and tripled .. so we know demand is there. 

I guess what I am trying to say is that just because work on the property appears to be "done" it doesn't guarantee that it was done correctly or is safe.

I'm doing some driving in the Westland/Redford/Wayne areas this week and I've discounted great "deals" because of neighbor houses that are dilapidated or SFH in a triplex area.

This era we live in everyone wants everything for nothing, loyalty is out the window and price is the driving factor.

We are actively talking with these owners and will hopefully have more news in the next couple of weeks.To round out the day, we hosted our 3rd monthly Real Estate Investors meetup from 6:30pm to 8:30pm.On the ride home, we analyzed and underwrote a deal that came to us that morning while driving around.

Hello BP Members,I reside in San Gabriel Valley in california, about 15 minutes east of downtown LA.There is a good decent sized apartment complex not to far from where i live, i drive by there quite often, its on a corner lot right in the middle of EVERYTHING in a decent part of town!

Go for a drive and spend the day talking to agents in the smaller pockets.
