How about if someone is proposing to move in with a roommate to combine income to meet the minimum income requirement?

I agree with @Marcia Maynard, up until the addiction to drugs and booze thing.I've had roommates who smoked.

You also have the roommate fight on AC vs windows which will drive your cost up when you have AC on and windows open.Install a thermostat with remote control if the AC is the issue.

Is it just her or does she have family, roommates, etc that will be living there & helping to pay.

I don't ask for proof of relationship renting to roommates ( in the absence of a town ordinance limiting unrelated people it is not a big issue).

You can read alot of books and listen to a bankers opinion all day but what help are they going to be when you enter a unit for a filter change and smoke alarm battery check and you discover things like tenant has moved in a roommate, are those bedbugs on the wall, why is there a pet tiger in the bedroom...etc...You will need a voice to call to say what in the hell do I do?

This home will be a personal residence (which I will be house hacking with 2 roommates), then an airbnb or rental in a few years with great supporting comps and favorable cash flows.
