Section 8 : need help

I got a new property and putting it on market. I want to be open to section 8 vouchers. Is there anything I need to do? Heard that section 8 listing requires government inspection. Can someone point me the steps. The property is in Tacoma, WA. Thanks in advance.

Hi @Rudy Manna.  I have several HAP rentals with single Sect8 folks in place.  There is an inspector that comes through.  They mainly look for doors and windows that function and lock properly, appliances that work, that bath exhaust fans work (if no window) that you have functioning smoke and carbon monoxide detectors and secure railings if more than 3 stairs.

There is more paperwork.  My HAP files are 3 times as thick as private sector, but it's not that bad.  There is an annual inspection and annual financing determination.  The HAP portion of the rent comes in by ACH on or before the 3rd of the month.

The tenants themselves need to be screened properly like anyone else.  I don't allow smokers.  Real bad luck mixing smokers with Section 8.  I prefer to allow in my smaller units vs larger houses. The single, car-less folks have been great.  Mom of many with revolving boyfriends, not so much.  

Watch for bored 'victims' looking to be offended and give you more to do.  All day to sit around and ask you 'what if you could...?'  'I was thinking'... No thanks, but that's with any tenant.  

I have been renting to single Sect 8 participants for over 10 years and don't regret it.    

Be wary of any 'professionals' that offer nothing but an opportunity to PM them.  Always.
