Buy at retail price?

My background in interior design combined with my knowledge and experience in the real estate industry makes flipping homes a natural fit.

Of course we see some on zillow, but nearly all of these properties are priced for retail.

I'm considering taking on an industrial property investment opportunity in the suburbs of Charlotte.

It will most likely end up being converted to middle income housing on the 2nd and 3rd floors, and then the 1st floor and basement could be utilized as retail space (assuming the building stays up, which is what we prefer).

Also if anyone has any specific platforms or sites that helped when learning more about the industry, I would greatly appreciate the recommendations!

I currently work in the construction industry for a large manufacturer and I am seeing the effects on the material end and how that’s translating to builders etc and do wonder what this all might mean for the housing market.

Fixing & flipping is more like a job within the real estate industry.
