I have property management in place so most of my time is spent on paperwork, accounting, admin along with resolving occasional issues with PM.I spend 10-15 hours per week researching new properties and markets.

What it says about the seller is if there are any outstanding dues, or fees that the seller has not paid, as well as any deed restriction violations that have not been resolved.  

We fix items if necessary and document them on the walkthru form as resolved upon move-in.

I have a strong resolve in making this happen, though.

That took a week to resolve with the appraiser  finally fessing up to the mistake.2.

If you get an attorney who does not handle a lot of Fair Housing defenses, they will be very cautious and advise you not to do anything until the case is resolved.

If not what have you resolved/accepted  to be your new acceptable margins?

I'll wait a few days and hope it resolves itself!
