The more people there are the more traffic through the apartment the more damage to walls floor etc....I love leasing to people who have small familes i.e. mom dad one kid elderly couples etc....just some food for thought.

I was hoping that using a custodian might actually remove a level of complexity, by having them manage some IRS and banking and paperwork stuff.Since I will be out of town from the property and won't be able to write checks on the spot anyway, I figured what's the difference who writes them as long as they get sent out right away.

Having to remove an entire master bath addition that had rotted to the point it was no longer safe to be inside of the structure.Learning how to frame the new addition from a Deranged Framer who believed the aliens were coming for us and that he wanted a bonus when I sold the house since "that was customary"Firing said framer for no calling /  no showing for the second time on a Friday and even his mother could not find him....

Some such as tile, tree removal, and plumbing will be contracted.The new bank I am working with is a community bank and they explained the interest only loan as a "construction like loan" if after 6 months, I wont be able to use the FHA loan I will shop around for better rates.I have been here for 10 years I am  more than "eligible" for orders.
