My heart went out to these people that I had let wait 3 weeks for my house- I couldn't let them sleep on the street(Me Dumb A$$) My uncle said no, I drove over and opened the door, they agreed to sleep in the living room where the carpet was done and in the morning me and the carpet guy would come over and finish and they could move in-In the morning, the carpet guy and I were there bright and early, they handed me back the keys to get the cut and I stayed there all day with the carpet guy while he carpeted and padded the rest of the house on saturday.I didn't hear from them for the rest of the weekend, I thought how could they have no where to stay on friday and miraculous find on sat/sun and monday was a holiday.

I am curious for anyone that was working in 08'-12' as a realtor and investor what helped you get rid of the uneasy feeling and sleep better at night knowing you are giving sound advice to your sphere and clients??

If you are relatively debt-free (minus a mortgage), if you plan large expenses several weeks or months ahead of time, and can control your business expenditures, you are much more likely to succeed.DON'T start wholesaling without regular full-time employment.DO start wholesaling if you have a back-up plan. 

Once you get them they do not report to your personal credit and don't care about high percentage use as long as you pay them back on a regular basis and I always pay more than required. 

I follow up regularly with my lender and push asking to improve the date to keep up the sense of urgency.

If you want to be close enough to see them on a regular basis then that would make your house hunting more specific.
