The Avg net for the past 5 yrs is $37,712 the expenses avg around 14k start doing the numbers to see how much it would be for a commercial loan at 20% with a 25yr amortization and 4% interest ( is this realistic?).

Actually ARV of house in realist report is $418k and bank accepted my offer of $330k.. (315k was offer amount plus 5%auction charges-17k ) Which was pre auction offer.

Agree there are no tenant problems here whatsoever, however there are other costs like AD and so those 4-8.5% net yields are realistically another 10-20% lower.

Had a question about the math on 'Betty's house' offer.In order to get a realistic cap rate, why wouldn't l divide the NOI of 7896 into the ACTUAL cost of the project which is 93,500 getting a cap rate of 8.4%?
