If you insist on turning into a commercial road instead, know that your commercial Lender WILL charge a higher Interest Rate, and WILL demand a much higher deposit, and WILL demand that the loan be paid off quicker than your FHA-approved owner-occupier Lender!

That's great that it is a quicker process to get squatters out, but if you have squatters in the first place that would be a red flag for me that somebody dropped the ball (bad location, poor management company, bad locksmith etc.)

Personally if I don't have any demo help, I tend to do a good amount of it first, stacking the debris in the garage that way when the dumpster comes, it can be loaded for a quicker turn around.
