first rental property done. Ready for the next step.

I recently closed and am renting out my first property. I am being told by many people that I will have to wait years to build up capital and equity to invest in my next property. 

I believe that I don't need to wait a few years to secure my next investment. I am looking for some tips/guidance on how to secure the next property.

I am also ordered the 90 days of intention journal and would like to find an accountability partner so we can help each other turbo charge achieving our goals.
