I went back and looked at the lease and there isn't anything about lawn care so that would fall under my responsibility.However for the garbage disposal it does say that the lessee is responisble for clogs/ stoppages of the disposal.

My issue with selling it on owner finance to a different end buyer is that if the loan is ever called due in the future the end buyer would have to be able to refinance quick to prevent a disaster.

Know what your objective is (buy the house at a certain price, get an option to purchase, etc), List the issues that will prevent that (seller wants too much money), List the motivation for them to do what you want (divorce, inherited, etch), have a list of questions for them, question that they might bring up and then a list how you will address any of their concerns.
