Run TOWARDS your fear.

If the owner came back and fought the process on grounds they were not properly notified or anything then the title company’s fear is that the transfer would be void able.

To your point about the bank not foreclosing if the payments are made, no payments are currently being made so we were hoping the bank would accept forbearance and renegotiation of the mortgage.Is your fear that things could get difficult and he would just sell the house for the mortgage amount to cover it?

Landlords fear expensive damages and liability of short term rentals.  

Fear leads people to want to be in control to lessen their anxiety and their fear.

or something else, I am still a newbie and its going to take some time before I understand 70% of all this, you now  made me re think my options here, it sounds like I still need to learn a lot about REI, but like i said I am more of a passive guy wanting some extra income, I salute and respect those guys who Jump at REI  without fear because they already done their homework.

I think my biggest challenge was the fear of F***ing up. 

More specifically, a tenant who was out of town, sent me a screenshot of a snapchat (social media for those of us who aren't familiar with snapchat) of fire trucks and ambulances asking if I was aware of what was going on and that she was fearful that the 4-Plex had caught on fire and burned to the ground.

Thanks @Alex Deacon and @Brie Schmidt  - I've taken your advise and contacted an attorney, the contract is very clear but I fear we will need legal support to enforce it. 

Gaining knowledge helps to take some of the fear out of the decision making.
