If you're willing to look at more of a debt fund and pay upper single digit rates then they may accept fully non recourse on the construction but the team better have a lot of experience.

If there was a better way to have a steady price for everything that a PM does and have it be equaled out for every property, i think that could be something that can be discussed and worked out with a PM company. maybe put together a few investors and try and come up with a plan to present to PM'S where they would feel they could make money as well. you almost need a sliding scale cost.
