@Jason Monroe My question is whether you know that you're getting the best possible deal without marketing it to the widest possible audience.Every study I've ever seen says that a FSBO on average sells for about 16% less than a home that's marketed by an agent.  

For example, I'm in Missouri and plan to start investing here, but I plan to expand (open LLCs as well) in Illinois, Kentucky, Tennessee, possibly Arkansas and Georgia.  

That is correct: you do need to go through the eviction process.Two things are possible here:1.

Stay as close to the subject as you can (within 1/2 to 1 mile) and try to find properties that are similar as possible. 

Also, is it possible to use HELOCs toward down payments and still take out a mortgage on future properties?

However, check your doors and windows, if these have become difficult to open and close then you could have a possible foundation issue on your hands.

You should spend time face to face with a property management company to explain how if they have a landlord looking to sell that you'd be interested in buying and possibly keep them as management...

If possible my first thought would be to convert to a apartment, and cosmetically alter so it has a more residential type entry,, and facade.
