To address some of you points @Trevor Ewen I discount anything Trump does and he has basically been out for a while (also he has no casino in Vegas, just a resort/condo/time share tower so I don't think you can write off a market because Trump isn't in it).  

I do get peeved when people get needlessly personal or resort to unfortunate short cuts.I will post links to references cited as well as a few other useful cases & articles.Bottom line, as I stated before (and still open for logical refutation, I want to know if I am in fact mistaken):- Most taxpayers with 2+ rentals that are not triple-net leased should qualify as a TB-Many taxpayers with 1 rental that is not triple net leased may qualify-Delegation counts, even if the taxpayer is completely “passive”-Pass-through from partnerships/S-Corps/certain kinds of trust should count

There are a ton of guys that are landlords and make a living doing it, but if you have a passion and determination to build a business that is specialized, there aren't very many players in that game. 

I’m not sure of HOA but again I would focus on Jacksonville Beach as Billie mentioned the PVB area isn’t that strong with AirBnB except around PLAYERS (and this year PLAYERS will be at 25% capacity)

I start following the STR market in a number of resort areas in Kissimmee since April.

@Alex Scattareggia I owned 2 smaller B&B properties in resort towns and found that as rates rose occupancy rose with them.
