I would definitely say you get photo ID of each occupant and add to lease.

This house was up for 85 days+ had bad photos and was tenant occupied, but was able to get it vacated upon signing contract and renovated.

If you send me specifics as in the square footage the county shows/permits/ and photos I can probably give you a number.

The reason why many say put 5% down versus 10% down is because your difference in payments might be nominal.

Pets: weight limit under 25 pounds; rather than saying no dog breeds with bull in the name supply sample acceptable breeds; VERY LARGE $1200 pet deposit; fines for nuisance barking or not picking up waste; state that you will approve photo of pet... and a monthly fee of $30 per pet.Income for attorney is much better if you can verify.

Many of the homes look great, high ratings, professional design & photos with attractive "models" having fun in them, some have pools, etc and the calendars are barely booked out.
