Pet owners are not all equal in how they care for their pets and these dogs were never bathed and it was very hard to get the smell out (even after all the carpet on both floors of the house).

This is redicilous. 1 that the city can fine you on weather or not your pets have had their vaccanations (although as a dog owner I think they should) and 2 that the city is to lazy or incompetent to figure out who the owner of the pet is as opposed to just assuming the owner lives there.

I have a pet pee..if the company don't have a website then I don't do business with them. 

Putting in a good fence is making it additionally pet and family friendly too.Exemplary!  

But four of them allow pets and yours does not.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
