With the right setup you could easily justify the PMI. 

Monthly rent will be deposited directly to the business account.Since this is absolutely new to me (the LLC setup), I'm not even sure I've provided enough details for folks to provide feedback or advice...Essentially this was a bookkeeping method and not a legal one.

You do need to be aware of any other fees such as marketing fees, site inspections, initial setup fees, etc. 

Also set up some keywords that revolve around that subject, and you'll be alerted when people mention it.

I also have a deadline looming (lease renewal is up soon and I have to make a decision to renew, OR change the lease to allow the ADU add-on or sale of the property).Any direction to useful calculators, articles to read or how to set-up a spreadsheet to give the appropriate analysis would be greatly appreciated.

@Weng L.I seen quite a few posts where investors who own regular duplexes want to go through the trouble and expense of separately the unit out, i.e. set up an HOA, have separate ID's set up etc.

Right now I'm mainly focusing on joint venturing with other investors, to get them set up in Turn Key Rent to Own deals, with good cash flow.
