Im debating if its a good idea to refinance to a 15 year 4.375 fixed rate paying 2 points. it looks like a win win in most scenerios because of the rate savings and shorter term.

I will cash out, refinance the new house, and pay the renovation loan.

I suspect that 5% or so that do wholesaling full time make at least 50k with the 1% ers making multiple hundreds of thousands and I am sure there are 7 figure wholesalers as well.those that have massive marketing budgets  like 20 to 50k per month. 

They keep the home clean, pay rent a week early, and I haven't been called out to fix a single issue.

And finally they want success in real estate investing skipping the necessary years of experience, capital accumulation and mastering  lessons regarding real estate principles, law, and finance, by paying a “mentor” (guru) for a 3 day workshop and continual “mentoring”.

The market is pretty confident the Fed is going to lower rates at least .75% before 2024 ends, which will spill over into mortgage rates.Side note: Your closing costs seem crazy high for a refi.
