One more caution, and I say this from being a turnkey buyer myself and working with turnkeys ever since and with a lot of people on BP who have bought them- I can think of very few people who have ended up buying turnkeys successfully who still participate in these forums.

This discussion provides support for the belief that there are numerous "niches" to the note business, and although all are based on the theory of secured real collateral, the risks and rewards are all over the map.I find it interesting that almost all participants in the discussions of note investing on BP invest in residential notes.

You can take participant loans from the plan, you don't need the additional expense and administration of an LLC to have checkbook control, and there is a built in-Roth component.
