Very few in Dallas area....I think nationwide distressed sells are less than or right around 1% of the market.Plenty of dynamics for this.#1 plenty of deferments during covid....plenty of work arounds.#2 plenty of equity....very few homes should have to go thru distress sell right now....due to good down payments, runup in prices, still good demand.#3 slowness in many courts...so cases may have been filed, but not finished.I don't follow from month to month, but it has been fairly low for a while.

I asked the deputy if this was common for a contractor to not show up and he said many have outstanding warrants and judgements so they do not want to come to the courthouse . . . . said all I needed to hear!
