After some back and forth ended up settling on $850k.The inspection then uncovered more issues I wasn't aware of: roof needed to be replaced, drainage clogged, some wood root in a few places, a lot of the exterior lighting was non functioning.

I think that if one is disciplined enough to hold enough liquid funds in an investment account to cover these issues that would function the same as having a specific "insurance" account.I do think that most people will not be disciplined enough to hold that aside, at least not until the "excess" funds are more than enough to generally fuel the buying machine.

I think Robert was more asking what function are you looking for an agent to fulfil with regards to your wholesaling, a buyers agent so you can try and wholesale mls listed properties, or a listing agent to get the properties you have under contract listed?
