What would be the advantages to buying a duplex, living in one side, and renting out the other as opposed to just renting out both units and living in a rented apartment?

So although it isn't an official shut down, schools are closed, all events shut down, all restaurant dining areas are shut, the mall is shut and many businesses have voluntarily shut down.

My concern is in the event I exhaust my vacancy funds set aside, i'll then be relying on my W2 income to pay for any mortgages normally paid by tenants.

I want to communicate that I am going to help as much as I can in the event that someone loses their job.

I disagree with some that if the deal was good before this 'event', it's still good now.  

I just saw that PaperSource was canceled for the time being and I am sure that will continue for other events.

If your tenant calls the cops on the neighbors have them get a copy of the police report each and every time so you can submit that to the HOA as well.In the event your tenant moves out, that would be a good time to take the neighbors to court - personally I would take them to small claims so you can skip having to pay a lawyer - all you'd need is proof as well as proving your tenant moved out due to the noise (the tenant would likely show as a witness if you had a good landlord-tenant relationship with them/let them out of their lease).  

Shorter or simple can tie it up easier, but provides ambiguity in the later event of a dispute.
