I've seen a few $10k rentals listed before, but not sure if they were ever actually rented.Brownsburg, Avon, and Greenwood are probably the next three suburbs down from Fishers with ongoing development where you might find deals to meet the 1% rule.

Most of the new homes I'm seeing are two-story, 3 and four bedroom, 2 to 3 bath with usually one half-bath on the main floor, full basements, 2 car attached garages.The market for more modest homes seems a bit slow due to the on-going employment and lending issues in the area.Rentals seem to not be empty very long at all, certainly, presumably for similar reasons: employment is soft and lending is a bit dear.Hoping you'll share your experiences.

I would interview a few brokerages in the County and evaluate based on the managing broker, what is offered in terms of your status as a new licensee (mentoring, training, tech, sales support, etc.).

Lots of times it is the capacitor blows from being hot, fix it you are taking on the the liability of keeping items fixed like that.Having said that you need to train the renters or yourself to do basic up keep on the unit.Change the filter on a regular basis depends how often from the type of filter or how dirty they live Hose the out-side unit down couple times a summer maybe more if it gets dirty quick.This will make the compressor last longer $$$$$$!
