I think David would agree that he sometimes plays in the grey area, and that means there's more risk...with a potentially higher reward.

Most agree that this type of entity structure is quite beneficial if planning to own numerous properties.

Patience can be hard but rewarding. 

I would make a suggestion on PS however, that taking the time to comb through hundreds, if not thousands of 'skip traced' results is going to leave you noting the information of numerous LLC's, as well as our friends at Renew Indy being the owner's of hundreds of properties in Indy (Marion Co).

There are numerous reported cases of plaintiffs piercing the corporate veil, especially in the case of single owner entities.  

Whereas in storage and MHPs you have numerous tenants and can still force value add.

At some point the margins have to come back in line but right now they are commensurate of the risk reward you prefer to take.

It can be taxing but very rewarding.

Selling a property comes with numerous challenging tax hurdles and cash flows manage.

Sounds like patience will bring a great reward!
