I have a tenant (2 adults, 2 children, 1 dog and 1 car).

Is this normal for the area?

@Andy BondhusIf you are using the car for business, you can either write off the mileage "or" the actual expenses.

That accessory unit is a four car detached garage with a two bedroom apartment on top and does have a permit from the township to be occupied.

Do you believe that a house that will be 100 sqft feet bigger than the largest comp and also include a two car garage is capable of selling at or above the highest comparable? 

Is that normal?

It also had enough room at the back to park upto 6 cars.

Then it's back to normal $1k/month due on the 1st. 

I built friendships with property managers and asked them to send me anybody needing to exit houses.Then I would look on the MLS for any homes that had been listed for way longer than normal sales timeframes and contact the agents to see why they hadn't sold and whether anything could be done to get them bought.
