That being said, house-hacking in Queens, Brooklyn, the Bronx, and Long Island has worked out very well for folks with FHA loans.

Do you want to take a good part of your lifetime to biuld equity in expensive townhouses that can appreciate, or do you want a portfolio or monster cashflowing rentals with no appreciation but you can retire off the cash flow.Different strokes for different folkes. 

Andrew, do you see folks with multiple rental properties that have HELOCs in Texas?
